Roofing estimating is different. Here's why.

A kitchen renovation estimate is relatively linear: demo, rough-in, cabinets, countertops, tile, trim. You can template it without knowing much about the trade.

Roofing doesn't work like that. A proper BC roofing estimate needs to account for:

• Pitch and slope — a 4:12 has a different material factor than a 12:12. Waste factors change. Safety requirements change. Labour rates change.
• Roofing squares — not square feet. One roofing square is 100 sq ft. Your material orders are in squares and bundles. Shingles, cap bundles, hip-and-ridge bundles, starter strip — each has its own coverage rate.
• Underlayment strategy — in BC, where you're dealing with moisture, freeze-thaw, and seismic activity, the specification for ice and water shield, synthetic felt, and vapour barriers matters. Manufacturer guidance and applicable provincial requirements should inform underlayment specifications.
• Snow loads — parts of BC get serious snow. Snow retention systems should be assessed against manufacturer guidance and applicable provincial requirements, which can vary by location and roof design. If you're doing a standing seam or stone-coated steel job in the Okanagan or the Interior, snow guard design is part of the estimate.
• Flashing details — step flashing at dormers and sidewalls, valley flashing (open valley vs. closed vs. woven), drip edge, gutter apron, kick-out flashing at the base of walls. These aren't afterthoughts; they're where water damage starts.
• Soffit and fascia — often bundled with roofing work, especially when fascia boards need replacement before new drip edge and eavestroughs are installed.
• Torch-on flat roofing — common on commercial roofs, low-slope sections of residential, and walkout flat roofs in BC. Different material quantities, different labour, different T&C.
• Cedar shake — still common in older BC neighbourhoods. Removal and disposal costs (heavy, awkward, often with original felt paper underneath) need to be factored differently than asphalt shingle tear-off.

If your estimating software doesn't understand this vocabulary — if you're working around it to get your numbers to make sense — you're doing extra work on every job.

Chad Belanger built this. He's a BC roofer.

When Chad sat down to build the T&C and estimating templates for Muninn, he didn't write generic contractor language and call it "roofing." He wrote a roofing-specific template covering material supply and delivery, tear-off and disposal, underlayment specification, and warranty scope — then built in a jurisdiction selector so the lien legislation reference adapts. BC pulls the Builders Lien Act, Ontario pulls the Construction Act, Quebec pulls the legal hypothec of construction under the Code civil (arts. 2724–2728), and so on across all 13 Canadian jurisdictions.

RCABC and BC Building Code — what every BC roofer should know

The Roofing Contractors Association of BC (RCABC) is the provincial trade association for roofing contractors. RCABC maintains the RoofStar Guarantee program, which provides third-party warranty certification for roofing systems installed by RCABC member contractors. If you're a member, your contracts and work standards need to align with the RoofStar installation requirements.

The BC Building Code (BCBC) incorporates the National Building Code with BC-specific amendments. For roofing, key provisions include:

• Minimum ventilation requirements for attic and roof assemblies (preventing moisture buildup and ice damming)
• Requirements for vapour barriers and air barrier continuity
• Wind uplift resistance for roofing systems in coastal and high-wind zones
• Fire resistance ratings for materials used in certain occupancies and interface areas
• Energy efficiency requirements affecting insulation placement relative to the roof deck

A roofing estimate lives or dies on documentation. Photograph the existing roof, decking condition, fascia rot, and flashing condition at the chimney as part of your estimating process.

Roofers often document installation conditions, rain holds, and temperature considerations against material specifications.

Frequently asked questions

Does the roofing T&C template cover my flat roof/torch-on work?

Our T&C library includes roofing-focused templates. For torch-on and modified bitumen flat roofing, review the applicable language, membrane specification, and warranty terms for your scope.

What's the difference between the roofing and snowguard templates?

The roofing template covers a complete re-roofing or new roof installation. The snowguard template is for stand-alone snow retention system installations — typically on metal roofing, sometimes as a retrofit on existing shingle roofs. They're separate because the scope, liability, and warranty language are different.

Does Muninn calculate material quantities (squares, bundles)?

Muninn's AI estimating agent helps you build a line-item framework from a scope description, but it's not a takeoff tool that calculates squares from roof dimensions. You still enter your material quantities based on your own takeoff. The value is in the line-item structure, T&C, and billing workflow — not replacing your takeoff math.

Is GST included in roofing estimates?
