What drives the range: pitch (steeper = more expensive), roof geometry complexity (valleys, dormers, chimneys), tear-off layers, ice-and-water shield coverage, and access. Coastal BC and Atlantic Canada require heavier ice-and-water protection and better ventilation for freeze-thaw cycles.
What these numbers don't include
Provincial sales tax. Add GST (5%) federal on all invoices. Add PST on top in BC (7%), Saskatchewan (6%), and Manitoba (7%). HST replaces both in Ontario (13%), New Brunswick, Nova Scotia, PEI, and Newfoundland (all 15%). Alberta has no PST. Quebec charges QST (9.975%) on top of GST.
Permit costs. Municipal permits vary — expect $500 to $5,000 depending on scope and city. Structural work triggers engineer fees on top ($1,500 to $5,000+).
Design fees. Kitchen and bathroom design services typically add 5 to 10 percent to the project. Architect fees on additions or major structural work add 8 to 15 percent.
Contingency. Budget 10 to 20 percent above the estimate range for hidden conditions — especially in older homes. Basements and bathrooms are the highest-risk categories for scope surprises.
